The Bleizo Business Park in Bleiswijk has proven itself as the logistics heart of South Holland, attracting logisitics occupiers with both a regional and an international focus. Companies including Hoogvliet, Aldi, Rexel, Mediq, Ahold, Hello Fresh, Jumbo, Toolstation and Zalando have all chosen to operate from here, for a wide variety of purposes. Zalando is expanding their ecommerce platform with a new Benelux distribution centre in Bleiswijk, while Jumbo and Albert Heijn have both developed new home delivery platforms. The central location, supply routes and the available space are ideal in Bleiswijk.
In addition, the nearby Bleiswijk-Zoetermeer train station and local bus services provide excellent access for the local labour force.

Bleizo Logistics Centre always nearby
The unique location of the Bleizo Logistics Centre offers direct access to some of the main highways in the Netherlands (A12; A13; A20; A4). Within an hour, a heavy goods vehicle can reach most of the western parts of the Netherlands (over 8 million inhabitants), which includes the Randstad cities of Rotterdam, The Hague, Utrecht and Amsterdam. These short driving distances make the Bleizo logistics centre a truly excellent location for distribution within the Randstad. There are 3,6 million consumers within a 30 km range and 7,3 million within 50 km. From the Bleizo Logistics Centre it is also easy to distribute to Belgium and Germany, due to the excellent connections with highways such as the A15 (east-west connection), A27 (north-south connection) and the A28 (north-east connection).

Jointly created
The Bleizo Logistics Centre is a speculative development by Mirastar and Impact Vastgoed. Comprising almost 49,500 sq m of warehouse, office and mezzanine space, the scheme is fully supported by the municipality and the authorities of Bleiswijk and Zoetermeer, who have jointly created the Bleizo initiative to actively promote the area for trade, production, logistics and local distribution. Great attention has been paid to the accessibility, operational functionality and sustainability of the proposed development, together with high architectural values.

Labour
The Randstad is one of the most densely populated and economically important areas in Europe and is home to over 8 million people. The large town of Zoetermeer lies at a very short distance from the site, allowing direct access to a large pool of local labour. The Bleizo initiative by the local municipalities has focussed on ensuring the park is well served by public transport, with train, tram and bus stops all located close by.

Great space
The property will be delivered to meet the BREEAM Very Good standard and is expected to complete in Q2 2021. It will consist of approximately 42,690 sqm warehouse space, 3,718 sqm of mezzanine floor and 2,387 sqm of office space. The warehouse has a clear internal height of 12,20 metres and is divided into 2 units. The specification will include 50 loading docks, a floor load capacity of 50 kN/m2 and 300 parking spaces. There is an option to rent 243 parking spaces. Bleizo Logistics Centre has direct visibility from the highway A12.

VAT
The starting point is a rent charged with VAT. If a tenant does not meet the criteria set for taxed letting, the rent will be increased in such a way that the financial loss incurred by the landlord is fully compensated.

Security
Before delivery of the leased property, the Lessee will provide a bank guarantee amounting to three months' rent and increase service costs with the applicable VAT.

Rental indexation
The rental price will be increased annually, for the first time 1 year after the rental entry date, based on the CPI, CPI series "All households" (2015 = 100), as published by Statistics Netherlands.
