Location
The Ekkersrijt industrial area is situated directly at one of the region's main arteries, the A50 motorway (Eindhoven – Nijmegen), at the northside of Eindhoven. The industrial area is characterized by the presence of well-known (logistic) companies, such as Rhenus Logistics, PostNL and IKEA. The location of DC Ekkersrijt is nearby the location of Rhenus.

Accessibility
Ekkersrijt is in the north of Eindhoven and is easily accessible by road via the “Diamond of Eindhoven”. From Ekkersrijt this Diamond gives access to a large area, from the ports of Antwerp to Amsterdam Schiphol Airport and from the ports of Rotterdam to the German hinterland. Various modes of transport can be accessed easily within close proximity to the business area. Eindhoven Airport and Railterminal Eindhoven can be reached within 10 minutes via the A50 and A2. A transshipment terminal is planned for the business area in the near future. This is situated along Wilhelminakanaal and therefore has a direct connection with, among others, the Port of Rotterdam. There is an LHV discretionary permit for the entire business area.

The distribution center is built on a plot of 35,537 sqm and has a total lettable floorspace of 27,524 sqm. The floorspace is divided as follows:

The premises can be divided in two compartments, so it is also possible to rent 50% of the lettable floorspace.

VAT
The Lessor will charge the Lessee turnover tax on the amounts payable. If a Lease is agreed that is not subject to turnover tax, the Lessee shall be liable to make a separate payment to the Lessor in addition to the rent, to compensate for the loss that the Lessor or its legal successor(s) suffer or will suffer because the turnover tax on the capital expenditures and operating expenses is not (or is no longer) deductible.

Rent indexation
Annually, in accordance with the Consumer Price Index for all households (Alle Huishoudens) (CPI 2015=100), for the first time one year after the commencement date.

Service charges
In consultation with Lessee the remuneration payable by the Lessee for supplies of goods and services to be provided by or on behalf of the Lessor and the use of energy and water will be determined.

Lease term
Initial lease term of 5 (five) or 10 (ten) years with subsequently continuation for consecutive periods of 5 years each.

Security
Bank guarantee of 3 month’s rent obligation including VAT.

Lease agreement
In accordance with the standard model of R.O.Z. (2015) including all lease terms mentioned in this brochure.

Acceptance
In consultation with Lessee.
