In October 2020, the construction of a modern, sustainable and architect-designed logistics industrial building will start on plot 2 of the Distripark Dordrecht. The building is located at a highly visible location along the Aquamarijnweg, the main road that connects the industrial areas Dordtse Kil 3 and Distripark. The Aquamarijnweg provides access to both parks to the N3 and the A-16 motorway. Distripark Dordrecht is a logistics business park, where the municipality of Dordrecht attaches great importance to quality, innovation and sustainability. The total site consists of approx. 67 hectares of new building land to be allocated for sustainable development, of which the first allocation phase, of which this project is part, has started.

The location directly at motorway A16 with connection to the N3 and A15 provides an excellent distribution base for both the Randstad and West Brabant as well as the whole of the Netherlands. You have a potential reach of 1.3 million people within 30 minutes by car.

The proximity of the Dordtse Zeehaven, Terminal Alblasserdam, and the ports of Rotterdam, Moerdijk and Antwerp, guarantees good accessibility and quick access by road and water.

Rijkswaterstaat and the municipality of Dordrecht are investing heavily in good accessibility. Distripark Dordrecht will have its own entrance and exit to motorway A16.

Rent adjustment
Annually, starting one year after commencement of the lease, based on the Consumer Price Index (CPI), all households series (2015=100), published by the Central Bureau for Statistics (CBS).

Rent and service charges shall be increased with BTW (Dutch VAT). Tenant declares that its activities permanently exists for at least 90% of VAT–charged performances.

Service charges
The landlord shall carry out shared maintanance of the roof, sprinkler system and yard. With regard to this, an advance payment for service charges shall apply, estimated at € 2.00 per m² per year plus VAT. The tenant shall close agreements for the delivery of water and electricity, including fixed rates and related services. In case the space is split up into 2 units, individual use of water and electricity shall be based on sub-meters.

Bank guarantee equivalent to three months’ rent plus service charges and VAT.

Lease Agreement
The lease agreement shall be based on the standard lease agreement office- / and warehouse-space in the sense of article 7:230a BW, according to the model ROZ 2015, with supplements.

Energy label / sustainability
Upon delivery. The landlord shall supply the tenant with an energy label. At delivery, the building shall have a BREEAM label “BREEAM – Very Good” based on the guideline BREEAM new-build and renovation.

Delivery is expected July 2021.

The available space is offered as one unit, but it is possible to split the space up into 2 units, which would result in the following surfaces:
