Following the success of Cluster 1, Brainport Industries Campus is taking the next step with Cluster 2: The factory of the future in the heart of Brainport Eindhoven, specifically developed for companies in the high-tech manufacturing industry.
From Q1 2028, the first phase will be completed: 100,000 sqm of high-quality, modular business and office space, as part of a total development of 225,000 sqm including available power/direct energy capacity.
The campus offers various possibilities for high-tech production, cleanrooms, laboratories, offices, showrooms, experience centers, and associated storage, or any combination thereof, for companies within environmental category up to 4.2.

Modular Flexibility and Scalability
BIC Cluster 2 consists of modular spaces within the S-, M-, and L-Stripes, with variable heights from 4.5 to 21 meters. Companies can start with modules that suit their current processes and expand later. Vertical development is possible with concrete production floors or turnkey office modules of 19.8 × 19.8 meters (approximately 392 sqm gross floor area per level), built in two or three stories depending on the stripe type. It is possible to combine business/production space on the ground floor with office space on the upper floors and optionally shared logistics facilities. Because of the sawtooth roofs, skylights, façade openings, and patios, there is optimal daylight for a pleasant working environment.
Delivery Level
The business/production spaces are delivered as shell-plus, including:
• Sprinkler installation and fire prevention;
• Customized climate control;
• Skylights for a pleasant working environment;
• Utilities on a pay-per-use basis;
• Loading and unloading facilities via the logistics zone;
• Variable floor load of 8,000 kg/sqm and point load of 12,000 kg/sqm.
The (office) modules are delivered as shell-plus and include, among others:
• Air ventilation via a central air handling unit;
• Heating and cooling via a VRF system;
• Suspended ceiling fixtures with LED lighting;
• Service boxes and power and connection points for data cabling;
• Separate ladies’ and gentlemen’s toilets;
• Ready for installation of floor coverings.
In consultation, the (office/business/production) modules can be fully customized.
Energy-Neutral Operation via BIC Utility
BIC Cluster 2 achieves full energy neutrality through a gas-free, sustainable energy supply. BIC Utility functions as the central utilities provider, guaranteeing high supply reliability for the entire campus through joint generation and internal distribution.
EQUANS, as technology and energy partner, together with BOM, provides all installations under BIC Utility BV. This includes both standard utilities (heating, cooling, electricity, water) and specialized services for specific production processes.
On-demand utilities include process cooling, demineralized water, compressed air, vacuum, and specialized gas solutions.
Facilities
BIC Cluster 2 offers the following shared spaces and services:
• Eat & Meet facilities for informal gatherings and networking opportunities;
• Business Center with meeting rooms and an auditorium;
• Sports facilities supporting physical wellbeing and work-life balance;
• Shared logistics services enhancing efficiency;
• BIC Utility services for all facility needs;
• Hospitality services ensuring a welcoming and comfortable working environment.
Users and visitors of BIC Cluster 2 also have access to the facilities available in BIC 1.
Strategically Located in the Brainport Region
Located directly next to Eindhoven Airport, the campus provides direct connections to almost all major European cities. The campus is situated directly on the Eindhoven ring road, with connections to the A2 and A58 highways. Two train stations are nearby, and the campus is along the route of a high-quality public transport line. The impressive green cycle highway connects Brainport Industries Campus with Eindhoven city center and surrounding areas.
Parking on the Campus
In addition to the existing parking garage of BIC 1 (1,000 spaces), two new parking garages will be developed for BIC Cluster 2, with approximately 3,375 parking spaces. Both are equipped with electric charging stations and directly accessible from the main access road.
