Flevokust Logistics Hub is a state-of-the-art logistics development comprising two high-quality, newly built warehouse facilities with modern office space. The project is being realized in two phases, offering flexibility and scalability for international and regional logistics operators.
Phase 1, consisting of Units A1 and A2, is already under construction and scheduled for delivery in Q3 2026. Phase 2 includes Units B1 and B2, with the construction start to be agreed in consultation, allowing occupiers to influence timing and specifications.

A unique feature of Flevokust Logistics Hub is the option to develop an advanced High-Bay facility with a height of up to 40 metres, ideal for automated logistics and high-density pallet storage. This solution enables exceptional storage capacity while significantly reducing land usage compared to conventional logistics buildings.

Designed to meet the highest modern logistics standards, Flevokust Logistics Hub offers an outstanding operational specification, including an abundance of loading docks (minimum 1 dock per 1,000 sq m), a generous clear height of 12.2 metres, and a heavy-duty floor load capacity of up to 5,000 kg/sq m.

The development is highly flexible, with tenant-specific requirements for the building layout and technical installations fully open for discussion. Phase 2 can be delivered entirely on a Built-to-Suit basis, ensuring an optimal fit for occupiers seeking a future-proof, efficient, and sustainable logistics solution.

LOCATION
The project is located in Flevokust Port, close to the Maximacentrale power plant and directly opposite the container terminal of TMA Logistics. In cooperation with CTVrede, TMA operates multiple inland shipping and barge terminals within the North Sea Canal area. This location enables efficient and sustainable transport connections to key destinations such as Amsterdam, Rotterdam, Antwerp and the Ruhr region, potentially resulting in lower transport costs and reduced CO? emissions. The terminal currently has a handling capacity of approximately 100,000 TEU per year and will be expanded in 2026 with an additional quay, significantly increasing transshipment capacity and enabling the handling of heavier and larger cargoes. The planned expansion of the Kornwerderzand lock will further improve accessibility for seagoing vessels.

Flevokust Port is a multimodal inland port and part of a high-quality industrial area. Leading companies such as Bestseller and JYSK are at an advanced stage in developing their high-end High-Bay logistics facilities directly adjacent to this site. In addition, bol.com is expected to establish a presence at this location in the near future.

South of Flevokust Port lies the city centre of Lelystad, a confident and growing city with a strong and sustainable urban economy, which will be further strengthened by the opening of Lelystad Airport. Thanks to excellent road connections via the A6 motorway to Amsterdam (55 km), Utrecht (70 km) and Zwolle (50 km), Lelystad is centrally located and easily accessible within the Netherlands.
