The seller gives no implied or express warranties in respect of the goods sold, except to the extent that these are expressly set out in writing in the deed of sale.

The buyer and seller expressly agree that the purchase price takes into account the actual condition of the property sold and a full indemnity against all risks, defects and/or repairs (yet) to be carried out in connection with the property sold, regardless of their nature and regardless of the extent to which the aforementioned elements have been examined by the buyer and/or discussed between the seller and the buyer.
The buyer indemnifies the seller against any claim, as well as any claim by third parties, arising from any of the provisions mentioned above and/or relating to the condition of the goods sold upon delivery.
