1. Wervershoof, Dorpsstraat 71-73
2. Onderdijk (Wervershoof), Nes 134
3. Andijk, Bangert 6
Andijk, Bangert 6
LOCATION
The church at Bangert 6 is located in a quiet residential area in the village of Andijk, in the province of North Holland. The building is situated on Bangert road, a street mainly consisting of houses and local facilities. The church is set slightly back from the road on a spacious plot, making the building clearly visible from the street. In the surrounding area there are residential houses and green spaces, which gives the location a calm and village-like character. Due to its detached position, the church forms a recognizable point in the neighborhood.
DESCRIPTION OF THE COMPLEX
Church building from 1973, Maria Middelares van alle Genade. No monumental value; demolition and new construction for the purpose of a residential development plan is negotiable with the municipality.
The floor area of the current church building amounts to 425 m² VVO.
ACCESSIBILITY
• Approximately 13.8 KM to the A7 motorway.
• The nearest bus stop is within a 4-minute walking distance. (Andijk, Kuin).
• The nearest train station is located at 6.4 KM. (Hoogkarspel).
REDEVELOPMENT PLAN
This location is suitable for potential redevelopment into 20 social housing apartments with a size of 60 m² to 75 m². The required number of parking spaces, approximately 28 spaces, can be accommodated on the site itself. This is shown in the redevelopment study that has been carried out on behalf of the seller. The elaboration and obtaining of the environmental permit are at the expense and risk of the buyer. For further details see the redevelopment study dated 14 April 2025, prepared by TPAHG and DVUA architecture.
CADASTRAL DATA
Municipality of Andijk,
Section K,
Number 3039
Size 2,295 m²
There are no public law restrictions. It is noted that the surrounding land around the building is currently used as a (public) parking area. Potentially (part of) this area will have to remain in use as a parking area. Permission for redesign may be required from the municipality and/or consultation with local residents and/or the owner(s) of the surrounding houses.
ZONING PLAN
For the complex, the zoning plan “Dorpskernen III”, adopted on 26 April 2018, is applicable. The current zoning, namely “social/community”, secures the current use. A double designation value Archaeology 3 applies to the area of which the plot forms part. For a small part of the plot, the value Archaeology 2 also applies. For a large part of the plot, the protection zone – dike applies. The building envelope in the plan corresponds with the current buildings.
A redevelopment study has been carried out for this location by the seller. The report is available. Consultation with the municipality has shown that in principle they are willing to cooperate with a rezoning and redevelopment. This willingness cannot be regarded as an actual commitment. The process to achieve a change of zoning still needs to be completed and is entirely at the expense and risk of the buyer.
This applies both to this location and in combination with the other two church buildings and surrounding areas for which redevelopment studies and redevelopment plans have been carried out and prepared.
