On behalf of the Parish St. Titus Brandsma, we offer three church buildings for sale. All three complexes have redevelopment potential for residential use.

LOCATION
The church is located in the center of Wervershoof, on one of the main streets of the village and is a striking landmark in the village. The church forms part of the village streetscape and, together with other historic buildings, determines the character of Wervershoof. Directly nearby you will find, among others, a cemetery, the public library of Wervershoof, a community center and other facilities such as a primary school and small shops.

DESCRIPTION OF THE COMPLEX
The church is a national monument presbytery which may be suitable for residential use. The church is still used to this day by the parish “Sint-Werenfridus”. The church building has been a national monument since 1976.

REDEVELOPMENT PLAN
Various uses are being considered for this location. Residential: apartments or care homes, possibly in combination with new construction on the rear site. Care or social facilities: such as day care activities, welfare spaces or cultural functions.
Work: small-scale office or studio space.
With regard to residential use, various scenarios have been developed in which a possible combination of apartments in the church building and the adjacent presbytery (18 to 22 units) can be considered, together with new construction to be realized in the presbytery garden, possibly with a direct connection to the church building. By intensifying the development, it may be possible to add an additional new construction block. This follows from the redevelopment study that has been carried out on behalf of the seller. The elaboration and obtaining of the environmental permit are at the expense and risk of the buyer.

Total cadastral size of 6,388 m² (after correction).
Cadastral parcel 2460 still needs to be corrected since the cemetery is not part of the property being sold. It is estimated that the cadastral size of the part to be split off (cemetery) is approximately 2,480 m².

ZONING PLAN
For the complex, the zoning plan “Dorpskernen III”, adopted on 26 April 2018, is applicable. The current zoning, namely “social/community” and “social/community – cemetery”, secures the current use. A double designation value Archaeology 1 applies at the location of the presbytery with garden. For part of the plot—at the location of the church, garden and cemetery—the value Archaeology 2 and 4 also apply. A redevelopment study has been carried out for this location by the seller. The report is available. Consultation with the municipality has shown that in principle they are willing to cooperate with a possible rezoning and redevelopment. This willingness cannot be regarded as an actual commitment. The process to achieve a change of zoning still needs to be completed and is entirely at the expense and risk of the buyer. The above applies both to this location and in combination with the other two church buildings and surrounding areas for which redevelopment studies and redevelopment plans have been carried out and prepared.
It is further noted that with regard to parcel number 917 (see page 8), this parcel is optionally sold as part of the complex. Sale is, among other things, dependent on the explicit condition that a new access to the cemetery will be realized at the location of Olympiaweg.
