LOCATION
The church at Nes 134 is located centrally in the ribbon village of Onderdijk, directly on the main road, with a cemetery behind the building and open polder landscape in the surroundings. Due to the tower and its detached position, it is a clear landmark in the village. The street Nes forms the main ribbon road through the village; along this road there are houses, several facilities and historic buildings. The area where the church is located has a rural character with open polders and water in the immediate surroundings.

DESCRIPTION OF THE COMPLEX
Church building with presbytery from 1929, and an extension from 2000, Heilig Gerardus Majella. Redevelopment of the church building is among the possibilities. Possibly additional building volume on the surrounding land.

REDEVELOPMENT PLAN
This location is potential suitable for a number of scenarios in which a combination of apartments in the church building (18 to 22 units) and new construction directly located behind the church building is considered.
From the redevelopment study that was carried out on behalf of the seller, the possibility emerges that approximately 18 to 36 care apartments could be realized in this new construction. The elaboration and obtaining of the environmental permit are at the expense and risk of the buyer.

The cemetery as well as the plot that is in use as a sports field will remain outside the sale. This means that a correction of the cadastral parcel will be carried out. Indicatively this concerns approximately 4,915 m² (blue shaded). The parcel to be sold therefore comprises 2,770 m².

A right of first refusal applies to part of the site at the front, near the former presbytery. If this right is exercised, this part (approximately 345 m²) will also be excluded from the parcel to be sold.

PARKING
Parking facilities are located at the various parts within the complex and/or form part of the plan to be realized.

ZONING PLAN
For the complex, the zoning plan “Dorpskernen III”, adopted on 26 April 2018, is applicable. The current zoning, namely “social/community”, secures the current use.
At the rear on the right side, part of the plot still has the zoning “sport”. This also corresponds with the actual use.

A double designation value Archaeology 3 applies to the entire plot. Within the zoning plan, this function has been further specified at the location of the current cemetery.
At the rear, a protection zone has been included. The implication is that no structures may be realized in this zone.

A redevelopment study has been carried out for this location by the seller. The report is available. Consultation with the municipality has shown that in principle they are willing to cooperate with a rezoning and redevelopment. This willingness cannot be regarded as an actual commitment. The process to achieve a change of zoning still needs to be completed and is entirely at the expense and risk of the buyer.

This applies both to this location and in combination with the other two church buildings and surrounding areas for which redevelopment studies and redevelopment plans have been carried out and prepared.
