Rent price review:
The parties have the right to require a review and adjustment of the rent in accordance with the market rental prices after a lease period of 5 years. The parties will inform each other in writing 14 months prior to the end of a lease period that they intend to make use of the opportunity to revise the rental price.

Provision of security:
A bank guarantee to the value of 3 month rent plus service charges, with VAT to be added to both sums.

The lessee states that the leased property will be used for operations, at least 90% of which afford the right to the deduction of VAT. Should, at any point, the lessee no longer meet this criterion, this means that the lease would become exempted from VAT by operation of the law. At that point, the

agreed basic rent, not including VAT, will be increased to such an extent that the financial loss that would be incurred by the lessor will be compensated for.

Rent indexation: annually in accordance with price index figure (CPI). The first indexation will take place one year after the rent commences.

Finishing specification at the end of the lease:
The lessee must hand over the premises to the lessor at the end of the lease period with any internal walls erected removed, floor coverings, cabling (with the exception of the electrical cabling) and other matters that do not belong to the leased premises removed. The lessee will ensure that any damage to the leased property, apart from normal wear and tear, is repaired.


The lessee will be required to provide the lessor with an extract of the Chamber of Commerce’s Trade Register. The lessee will also be required to provide documents to the lessor from which the lessor may ascertain that the lessee is sufficiently financially solvent to meet the financial obligations arising from the lease contract.

Lease contract:
In accordance with the standard lease contract ROZ-model (30-01-2015) with a number of additions and amendments in the various clauses and General Provisions.
