Office space 42H – approximately 29.5 sq. m
Rent: €1,000 per month, excluding VAT

This spacious office is suitable for approximately 4 to 6 people. The space has an efficient layout, benefits from plenty of natural daylight and offers sufficient flexibility for a professional office setup.

Office space 42B – approximately 15.3 sq. m
Rent: €400 per month, excluding VAT

This compact private office measures approximately 3.8 x 4.02 metres and is suitable for approximately 1 to 3 workstations. The space can be arranged efficiently and is ideal for self-employed professionals or small start-ups.

Office space 42C – approximately 14.7 sq. m
Rent: €400 per month, excluding VAT

This office measures approximately 3.9 x 3.78 metres and is suitable for approximately 1 to 3 people. The space provides sufficient room for desks, storage and a professional office layout.

Location and accessibility

The Hub is located in the centre of Almere, just a few minutes from Almere Centrum railway station. From here, direct train services are available to cities including Amsterdam, Utrecht and Lelystad. The location is also easily accessible by car via the A6 and A27 motorways.

Parking

Paid public parking is available in the immediate vicinity, both in front of the building and in a nearby car park.

Permitted use

The spaces are designated for office use and business services in accordance with the applicable zoning plan. Alternative uses may be discussed with the landlord.

Delivery condition and facilities

The office spaces are provided with, among other things:

fibre-optic internet;
access to shared community areas and the lounge;
access to the building’s rooftop terrace;
community events, networking meetings and workshops;
individual key access to the office space and the building entrance;
24/7 access;
use of the coffee corner.

Furniture

The office spaces are offered including desks and chairs. Tenants may add their own furniture or further arrange the space according to their preferences.

Cleaning

Weekly cleaning of the private office space is included in the rent. The tenant remains responsible for keeping the space clean and tidy between cleaning visits.

Business registration

The office address may be used for registration with the Dutch Chamber of Commerce for an additional fee of €50 per month, subject to the landlord’s prior written approval.

Lease terms

Minimum lease term: 6 months.
Payment: monthly in advance, payable no later than the first day of each month.
Access: only permitted when payments have been made on time.
Service charges: to be agreed; utilities and internet are included.
Availability: immediately.
Notice period: 3 months.
Security deposit: equivalent to 1 month’s rent, excluding VAT.
VAT: applicable.
